Reports to Maintenance Supervisor

Compensation: Journey Level Painter, Commercial Prevailing Wage  


Job Summary

Under the day to day supervision of the Maintenance Supervisor, this position is responsible for general maintenance and painting at our student housing properties.  This includes: displaying a high level of ownership, responsibility, customer service and professionalism.  It will be your responsibility to provide general maintenance & repair, daily upkeep of the properties, unit turns in a timely and efficient manner and reporting any issues to the Maintenance Supervisor.

Duties and Responsibilities

  • Responsible for all painting duties throughout the property including but not limited to apartment turnover.  See WAC 296-127-01356 Painters job classification and trade description.
  • To perform minor repairs and maintenance necessary to the operation of the building.  See WAC 296-127-01308 Building Service Employees job classification and trade description.
  • Complete all work in a timely and professional manner.
  • Show accountability for all work and actions.
  • Maintain professionalism in all interactions with staff, residents, tenants and vendors.
  • Identify and clarify needs of a resident, tenant or co-worker and respond to these needs quickly.
  • Provide maintenance logs and reports as requested.
  • Establish and adhere to safety guidelines and procedures. All work is to be done in a timely and professional manner.
  • All employees will perform any and all duties which may, at any time, be reasonably necessary and will be respectful and professional in all interactions with staff, residents, tenants and vendors.

Essential Functions

  • Must work safely at all times.           
  • Communicate respectfully and effectively with co-workers, vendors, residents and the public.
  • Physically able to perform maintenance work in most weather conditions.
  • Must be flexible and able to work on call and work well under pressure.
  • Comfortable with working alone in an apartment at times
  • Must be courteous, polite and respectful in all interactions.
  • Must have good organizational skills and follow directions.
  • Basic Maintenance of apartment and commercial spaces as assigned by supervisor.
  • Must be Bondable (including criminal and credit background check approval)

Experience and Characteristics

  • 2+ years general building maintenance experience or equivalent training is required
  • Familiarity with Washington State and City of Seattle Landlord-Tenant laws helpful
  • Be able to lift up to 90 lbs.
  • Must have reliable transportation
