Leasing Lead/Assistant Manager – Chloe Apartments

Full Time | Permanent

Reports to Darren Reynolds | Property Manager

$16-19 per hour DOE

 

Brief Description

The Leasing Lead/Assistant Manager is responsible for assisting the Building Manager with the professional day-to-day management of a 117 unit apartment building. The Assistant Manager is a creative, high-energy person that has exceptional customer service, leasing management and business management skills and exemplifies the attitude and management philosophy of Blanton Turner.

Relationships

  • Reports to the Property Manager.
  • Interacts with Blanton Turner Principles, employees and associates in a professional manner.
  • Interacts with residents and tenants with the highest level of customer service and positive, professional and will-do attitude.
  • Works proactively with business partners including all vendors and other personnel serving the property and its residents.

Skills & Qualifications

  • Minimum 1 year experience in property management or related field.
  • 2 years customer service experience required.
  • 4 year college degree preferred.
  • Computer literate; proficient with productivity software including MS Office, Office 365 and Google Docs.
  • Experience with YARDI Voyager 6.0 desired; ability to learn quickly required.

Duties

Marketing and Leasing

  • Oversee and perform leasing duties.
  • Conduct a monthly market survey (or upon request).
  • Have a constantly up-to-date and all-encompassing understanding of market trends, comparable properties and the target demographic.
  • Collaborate with property manager to assess changes in the rental market through analysis of traffic and rental records.
  • Anticipate upcoming lease expirations and maintain a leasing plan in order to prevent vacancy loss.
  • Have a clear understanding of brand execution through all interactions and experiences to ensure brand integrity.
  • Maintain Fair Housing guidelines while being culturally aware and be able to work with diverse groups of people and interests.

Tenant Retention

  • Provide superior and professional customer service at all times.
  • Organize and implement Lease Renewal program.
  • Maintain regular, effective communication with residents, coordinate regular resident events and distribute resident satisfaction surveys.
  • Perform regular community outreach to build networking relationships throughout the neighborhood.

Concierge

  • Maintain a profound knowledge of Capitol Hill and Seattle area and have the ability to rely on an extensive network of contacts in order to quickly and confidently fulfill resident requests.
  • Perform a number of duties including, but not limited to, package delivery, dry cleaning pick-up and delivery, transportation arrangements, restaurant reservations, arrangement of accommodations for visiting guests, managing apartment keys for visiting guests, assigning guest parking passes, procurement of tickets to special events, and information on local attractions, nightlife, etc.

Maintaining the Physical Asset

  • Assist Property Manager to prioritize, schedule and monitor daily activities, service requests, inspections, make-ready priorities and construction/improvement projects.
  • Perform daily property walk through to identify maintenance issues and prepare for preventative maintenance.
  • Respond quickly and appropriately to emergencies.

Administration

  • Manage and maintain both physical and digital resident files.
  • Work independently without direction and complete follow through on all assignments.
  • Maintain a clean, organized work area.
  • Communicate effectively with residents, Blanton Turner employees, managers and vendors (verbally and in writing).
  • Provide office coverage Tuesday through Saturday from 10PM to 7PM or as needed
